• Consultation
    Following your enquiry, we will arrange a free consultation to visit your property and discuss your requirements. This is a good opportunity for you to tell us what you would like and need from your project and any ideas you may have.
  • Quotations
    We will send you a quotation for our work with absolutely no obligation. If you decide you would like to instruct us to go ahead, we will ask you to accept and sign the quotation along with a Client Care Letter and our Standard Conditions of Contract sent out as part of an Information Pack for New Clients.
  • Survey
    On acceptance of our quote, we will arrange a date to visit the property to carry out a measured survey. We will also take photos at this stage for future reference.
  • Design
    Once the survey has been carried out, we will begin work on the drawings. Firstly, we will draw out the property as it is now and then move on to design schemes to suit the brief. We welcome your feedback and will alter designs until you are happy with the final scheme. We can also offer 3D visuals using VR software to help you have a better understanding of how the design will look in real life.
  • Planning Permission
    When you are completely happy with the design, we will gather the other information that we need to accompany your Planning Application. We will then submit a planning application for approval from the relevant local authority. We will keep you updated with correspondence received.
  • How long does it take to get planning permission?
    The planning permission times depends on application type and complexity. A simple household extension normally takes around eight weeks, while larger and more complicated schemes can take up to thirteen weeks.
  • What happens after planning permission is granted?
    When planning permission has been granted, we will prepare the Building Regulation drawings. These include information compliant with the current Construction Building Regulation requirements such as foundation, floor, wall and roof construction. At this stage you will need to gather quotes for Building control inspectors Fees and Structural Engineers. We can provide these for you, or you can get your own.
  • How long does it take to receive Building Control Approval?
    The process for obtaining Building Control Approval normally takes three to four weeks after submitting the application.
  • How do I choose a builder?
    We have worked with several local builders over the years so can help with finding a builder that would suit your project and introduce you to them. We recommend contacting a few builders to quote for the work.
  • How much will the project cost?
    We will provide you with a quotation after our initial consultation. This will typically cover the measured surveys of the property, design, evaluations and alterations, site/location plans and submission for Planning Permission. A further quotation for Building Regulations work may be required at a later stage.

    Any other work outside of the original brief will be charged at £75 per hour + VAT
  • Additional Fees that need to be covered by the customer
    Customer are required to pay for the planning fee and the planning admin fee.

    • Ecological Survey

    • Highways/Traffic Survey
